The Mateo development emphasizes the reuse of building materials and incorporates open-air walkways to preserve the industrial and creative ambiance of the area. Constructed with the region’s own brick and steel, At Mateo seamlessly integrates remnants from the building’s history into its renovated and repurposed present. Spanning 3.5 acres, this 431,000 square-foot development comprises four buildings housing retail, restaurants, creative office spaces, and a six-level, 550-stall parking structure.
While three buildings were erected from the ground up, the fourth is a revitalized historical structure that once served as a mattress factory. The steel-framed windows from the original mattress factory were meticulously restored and replicated throughout the new buildings. Bayley, adhering to the project’s budget and schedule, engaged a local manufacturer for the windows and enlisted two separate installers. Special bricks matching those from the mattress factory were shipped from Ohio and used in the new buildings, creating a seamless connection between the old and the new.
To add to the project’s unique character, Glu-lam beams salvaged from demolished on-site buildings were repurposed into furniture, decorative lighting pole enhancements, and wall panels, visible throughout the development. Cobblestone pavers from the original streets of LA’s Art District were also repurposed to craft open-air walkways at At Mateo, contributing to its distinctive charm.
